INITIAL CONSULT

This is when we sit down and get to know your individual needs.  We go over our home necessities checklist, and discuss financing and timeline.

customized plan

After determining your homeownership needs, we come up with a plan custom to you. This includes things such as getting pre-approved for a mortgage, and searching for homes within your criteria.

CONTRACT

Once we've found the home of your dreams, we put together an offer and most likely will get a ratified contract!  Then, we start working through the contingencies.

APPRAISAL &INSEPCTION

This is when we start working through all the back-end contingencies like appraisal and a home inspection.  Along with ordering title work.

CLOSING TIME

Not at all!  My Goal is to walk you through this entire process from start to finish..which includes getting you in touch with local, reputable and knowledgable Mortgage Lenders that I have worked with personally and know can get the job done.  You are free to use whichever lender you like – but it is great to have some recommendations to start!  I also like to help you prep what you will need to get started so it’s not a shock to you.

Absolutely – if you would like buyer representation before buying a brand new home please contact me as soon as possible.  Builders want you to have your agent with you for the very first meeting or they will void your option to use your own representation and will require you to work with the builders representative, who does not look out for your best interest.  Who wants that!

Closing costs are expenses beyond your appraisal such as transfer taxes and insurance, closing fees, escrow funds etc.  These can range anywhere from 3-6% of the loan amount depending on what type of financing you will be using.  Short on funds?  We can always ask the seller to cover some or all of your closing costs! 

 When a buyer purchases a home, they provide the seller’s real estate company a deposit to hold in their escrow account. The primary purpose of this deposit is to show a seller you are serious about purchasing their home. The amount that is deposited is subtracted from the final figure that a buyer pays at the closing table. In most cases, the larger the deposit, the stronger a purchase offer looks to a seller.   If you follow contract deadlines and want to back out of the contract – these funds are returned to you.

Most loans take about 30-45 days from contract to close.  So in an ideal situation, you could be in your future home in a month!
